Find your next jobs before they go to bid.

Every week we read your city’s hearings, site plans and permits by hand and send you the commercial jobs worth a call: who to call, when to call, and the filing every line came from.

This week's projects, on the map.

This is Mesa, one of the cities we read every week. For this week we read 322 pages of city filings and screened 206 building permits to find these. Tap a dot to see what's being built.

The problem

Most subcontractors hear about a job when the bid invite arrives. By then, someone else already made the call.

Right now, in Mesa alone: $60.6M in newly permitted work and 4 projects worth a call this week. Will you hear about them in time?

Why early wins

Same job, two subcontractors. Watch who gets the call.

City approval. The plan passes a public hearing, and it's in this week's Groundwork report.

Design. The design team is still choosing who to work with.

Permit and construction. The permit is issued and the building goes up.

Bid invites go out. Everyone else finds out now, with a deadline.

Finishes and opening. Paving, walls and planting go in. A maintenance contract comes next.

A single commercial project in city records comes with 30-plus pages of staff reports, narratives and plans, and that's before checking the permits. Tracking every hearing and permit adds up to roughly a day of reading each week. Groundwork turns that into a report you can read in five minutes.

Public records only: city and county planning & zoning agendas, staff reports, project narratives, landscape plans and building-permit data. Every fact in the report shows the document it came from.

National databases cover everything, everywhere, and sell it by the market on a yearly contract. Groundwork reads one area closely: every project is scored for your trade, every line in the portal opens the city document it came from, and you only see what has changed since last week. Every city we cover is included, at $89 a month.

We quote the source for every fact so you can check it. Public records can contain errors and projects change, and bid windows are our estimates. Always confirm details with the project team before pricing a job.

Yes: $890 a year, which works out to about $74 a month, or two months free. A yearly plan is paid for the year: cancel any time and it won't renew, and you keep full access to the end of it. Paying up front is what buys the lower rate. Want to switch plans? Write to us.

Phoenix, Mesa, Tempe and Apache Junction in Arizona, with more cities on the way. One subscription covers every city we publish. Tell us where your crews work and we'll put it at the front of the line.

No. Groundwork is an independent service, not affiliated with or endorsed by any city, county or company named in our reports.

Cancel in the portal under My account → Billing, or just reply "cancel" to any report. You won't be charged again, and there's no contract. See the terms and privacy policy.
